Everything that goes into settling up with the owner

You enter the transactions — the software calculates your fee, converts currencies, carries balances forward and builds the statement.

A statement in the owner's language

English, German, Turkish or Russian — set once in the owner's profile. Every amount is shown in the transaction currency and converted to euros and lira. Download the PDF or e-mail it straight from the app.

Balances never get lost between months

Transferred less than was due? The remainder becomes next month's opening balance. A negative balance on a vacant apartment is carried forward the same way. This is exactly where home-made spreadsheets break.

Central Bank of Turkey rates — no manual entry

The official rate is loaded every business day. Aidat in lira, rent in euros, a deposit in dollars — everything is converted at the rate on the transaction date. You can still enter your own rate when needed.

A closed month cannot be changed

Statement sent — month closed. After that, neither an edited lease, nor a new rate, nor an accidentally deleted transaction will change the figures already sent. Corrections go into the next month, as in proper bookkeeping.

Your fee per lease, not “on average”

One owner may have one apartment under full management at 15% and another with rent collection only at 8%. The rate lives in the lease, the fee is calculated on rent actually received and shown as a separate line.

Your company's data stays yours

Companies share a database with server-enforced data and role isolation. Staff sign in with their own passwords; other companies’ properties and reports are inaccessible.

This is the statement your owner receives

These are real PDFs produced by the app from demo data: the transaction table, conversion to euros and lira, the amount payable, what has already been transferred and the remaining balance.

After the trial we send an invoice for the plan you chose. If it is not paid, the app works as usual for another 14 days and then switches to view-only mode: your data and statements stay available and PDFs can be downloaded at any time.

Frequently asked questions

Do I need to install anything?

No. The app runs in a browser on a computer or a phone. You register your company, confirm your e-mail and start entering owners and apartments right away.

Can other companies see my data?

No. The shared database enforces company, role and owner-period isolation on the server. A physically separate database per company is not provided.

We have managed the apartment for years. What about past months?

Agree the start month and confirm opening positions: owner balance, tenant debt, advances, deposits and cash. Do not record a balance as fictional other income; reconcile existing financial history separately.

The tenant pays in lira but the lease is in euros. Is that a problem?

The receipt keeps its own currency. Cross-currency settlement requires a staff-confirmed exchange rate and a basis for any contractual rate. The main report uses the contract currency and shows conversion dates and rates.

Can a statement be corrected after it was sent?

While the month is open — yes. Once the month is closed the figures are locked; a correction is entered in the current month as a separate line, so all of the owner's statements still add up.
